107 Lantoga – Wayne

The acquisition included a 1.5-story, 800 square foot structure sitting on an approx. 8,600 SF lot. Prior to acquisition, the strategy for the property was to demolish the existing structure and build a new single-family residence. Land development and planning immediately started, post-acquisition, with the engagement of an architect and civil engineer. Within 6-months, we were fully permitted and construction started in early July 2020.

The little shoebox of a house was a distant memory as excavation for the new basement foundation took over the site. The long and narrow site created logistic challenges but having experience with tight lots in Philadelphia, helped with our sequencing immediately. We relied heavily on our construction schedule because the site could not handle added personnel vehicles or idle material. Construction finished in 7-months and the new house was ready for the market in late February 2021.

The result was a 3,000 SF single family residence with 4 bedrooms, 3.5 baths, gourmet chef’s kitchen with custom copper range hood, finished basement, roof deck and beautiful, top of the line finishes throughout. We sold the house for asking price, off-market, using Instagram marketing strategies in less than one week after finishing construction. Poplar Construction + Design handled the acquisition, planning, construction, finish selections, marketing and sale of the property, all in-house.
