The acquisition included a 3-story semi-detached single-family residence sitting on an approx. 16,000 SF lot. Poplar’s team recognized the opportunity to subdivide the property and immediately began due diligence with the township, prior to acquisition.
The original strategy for the subdivided parcel was two new semi-detached residences mimicking the neighboring properties on the street, but the township planning commission voted against the proposed land use. As a result, one new single-family residence with detached garage was approved, sitting on a 11,499 SF lot, consisting of 5 bedrooms, 4.5 bathrooms, open concept ground floor with kitchen, hidden pantry, living room, mudroom & powder room, finished basement, luxury primary suite, 2nd floor laundry, and much more!
Construction is scheduled to start 4th quarter 2021, with a projected completion date of June 2022. The address of the new residence will be 16 Doyle Road. The existing twin, 147 Conestoga Road, has been tenant-occupied since acquisition and plans to renovate the residence are forthcoming. Poplar Construction + Design handled the acquisition, planning & land development and will also manage the construction, finish selection process and marketing for the future sale of the property, all in-house.
